REAL ESTATE PURCHASES
The Donnarumma Law firm engages in a state-wide Connecticut real estate closing practice and provides title services in connection with real estate matters throughout the state. Attorney Donnarumma is a licensed title insurance agent with Fidelity National Title Insurance Company, First American Title Insurance Company and Chicago Title Insurance Company.
The firm represents purchasers throughout Connecticut. Regularly, purchasers will have initial contact with real estate brokers and in some counties, the brokers will execute full purchase and sale agreements which only occasionally provide for attorney review of terms and conditions. In other counties, real estate agents will prepare for purchasers, offers to purchase, which provide a greater opportunity for attorney review and later development of contracts of purchase.
Whether entering a real estate broker prepared agreement or an offer to purchase, The Donnarumma Law Firm will review, comment and advise with regard to those initial documents which provide the road map for the entire transaction.
The legal fee for services in connection with a residential purchase range from $650.00 to $1,200.00, depending upon the amount of the transaction, the nature of the encumbrances and/or liens which are upon the property, and the speed with which the transaction must be closed. All fees will be agreed upon by The Donnarumma Law Firm, LLC and our client at the beginning of our relationship.

SALE
The seller of real property, generally, should enjoy the same purchase and sale agreement review and analysis prior to signing such an agreement or an offer to purchase. Once a transaction is prepared to move forward, the law firm gathers information regarding any existing mortgages, or other encumbrances upon the property. The firm obtains payoff letters which set forth precise payoff information, including disposition of any escrows being held by lenders for taxes and homeowner’s insurance. In the event there are tenants in a multifamily or commercial property, rents and security deposits will be adjusted at the time of closing. As is customary we also do adjustments for fuel oil, water, sewer and any and all other assessments that may be assessed against the property.

REFINANCE
Modern consumers pay close heed to refinance opportunities in order to make significant adjustments to existing mortgage relationships, terms, and conditions. The firm represents numerous refinancing property owners and will perform many of the same functions as are performed on behalf of real property purchasers.
The legal fees for residential refinance transactions range from $550.00 to $850.00 depending upon the size of the transaction, the nature of the financing being sought and the speed with which the transaction must take place. All fees will be agreed upon by The Donnarumma Law Firm, LLC and our client at the beginning of our relationship.

COMMERCIAL TRANSACTIONS
The firm represents lenders and consumers throughout Connecticut in Commercial Transaction for the purchase, lease negotiations, sale and refinance of property. Attorney Donnarimma is legal counsel to lenders in real estate transactions and also personally represents owners in their refinances, purchases or sales.
The legal fee for services in connection with comercial transactions is reasonable but varies based on each individual circumstances and fees are quoted at the beginning of our relationship and mutually agreed upon.

TITLE SERVICES
Connecticut remains an attorney focused state for real estate transactions, those transactions being purchases, sales, or refinances. Consumers may find that in some other states, title companies are the primary actors in these transaction; however, Connecticut, with its abundance of unique towns and cities, requires the participation of legal counsel. REAL ESTATE AND TITLE DISPUTES
Attorney Donnarumma represents litigants in a variety of legal disputes which can arise from real estate matters. He has represented litigants in disputes arising from purchase and sales agreements, property line disputes, landlord and tenant disputes, improvements arising from the construction of buildings and/or improvements to residences, the Connecticut Home Improvement Act disputes, title issues and lien and encumbrance litigation.
As an attorney well versed in real estate transactions, the comfort in litigation pertaining to real estate and title services is significant. Such litigation is undertaken upon an hourly rate which, depending on circumstances, will range from $225.00 to $275.00 per hour, depending on the circumstances, the nature of the dispute, and the amount in issue. All fees will be agreed upon by The Donnarumma Law Firm, LLC and our client at the beginning of our relationship.
